Dormer loft conversions

Dormer loft conversions are one of the most popular and cost effective types of loft conversion and provide a good height with the ability to add metres of extra space to your property.
Typically at the rear of the property, they extend vertically from an existing slopping or flat roof.
A modern design method which has the ability to create precious floor space and headroom with additional light within the loft conversion. Planning permission is not typically required for dormer loft conversions.
Hip-to-gable loft conversions

Detached and semi-detached properties can utilise space by converting loft space using a hip-to-gable conversion. Although your loft area will retain the same footprint, hip to gable loft conversions extend the sloping side of your roof and so create more headspace. Steel frames are used along with timber and external cladding to match your existing brickwork. This type of loft conversion tends to fall under permitted development and so does not typically require planning permission.
Velux / attic loft conversions

With velux or attice loft conversions the roof line of your home stays the same, a simple loft conversion which requires no planning permission and is a quick and cost effective way to utilise space in your home. This type of loft conversion can be completed in as little as 4 weeks, in line with this the cost of this type of loft conversion is typically lower.
Example checklist schedule of works for simple velux / attic loft conversion
- Erection of scaffolding
- Removal of any unnecessary existing loft room structure, steel works and timbers.
- Move water tanks as required.
- Cut out brick work for steel beams painted with intumescent paint supported in mild steel plates built into existing walls, well packed and secured with sand and cement.
- Construct new floor with treated timber joists supported on beams, trimmers or walls as required.
- Fire and Sound proofed with chicken wire and 200mm insulations, where appropriate.
- Supply and fit Velux.
- Electrics to comply with Electricity board requirements.
- First fix carcass power and light points. Second fix.
- Client to confirm position of sockets / lights.
- Plumbing and heating of new water tanks. To be confirmed with client.
- All plumbing points routing in copper / plastic tubes as required to new radiators (radiators to be supplied by the Client) and to taps.
- Fibreglass insulation and Celotex sheets on internal face with plasterboard and plaster skim.
- Celotex room insulation between the joists.
- Tape up and protect existing stairwell.
- Taking down part of the ceiling to form a new stairwell.
- Taking out ceiling as necessary to create the space for the alterations, including all temporary supports and protection as required.
- To be constructed in prepared timber (yellow pine treads / MDF risers), to have balustrades and newel post and handrail similar to existing.
- Underside of stairs to be lined and expanded with metal lathing and plasterboard on the underside to give a smooth finish.
- Internal walls insulated and plastered.
- Party walls (interior) to be rendered with waterproof sand and cement existing brickwork faces and finish with skim coat.
- Flooring to be laid. Thick green water resistant tongue and groove chipboard and fixing them on structures as required by Building Regulations.
- Second fix carpentry.
- All painting and decorating in plain white.
